UNC virtual directory 500.19 when Windows 10 Pro is host

My laptop runs Windows 10 1803, and I've install Oracle VirtualBox 6.

I have a VM guest Windows 10 1809, with IIS 10.

When I point a virtual directory in my site to my Windows 10 host (either via \\VBOXSVR\share, \\host-only-IP\Share or \\wireless-ip\share) the error is

When path is \\VBOXSVR
Module IIS Web Core Notification BeginRequest Handler Not yet determined Error Code 0x80070001 Config Error Cannot read configuration file
Config File \\?\UNC\VBOXSVR\share\web.config


If the path is my wifi IP or my "host only" virtualbox network IP

Error Code 0x80070700
Config Error Cannot read configuration file
Config File \\?\UNC\10.xx.yy.zz\share\web.config

I have the same user/pass configured on both the guest and host machine.

These shared credentials are running the App Pool, and specified in the virtual directory Connect As.

Procmon shows the connection SUCCESS, though I see this message I'm wary of

Path \\VBoxSvr\share NotifyChangeDirectory NOT IMPLEMENTED

Get-SmbConnection shows that my SMB dialect to the laptop host is 3.1.1

The frustrating part is the same setup WORKS when I use remote servers running Windows 2008R2 (SMB 2.1), or Windows 2012 (SMB 3.0), or Windows 2016 (also SMB 3.1.1) as my UNC target from the VM.

I'm at a loss...
